THE OPPORTUNITY
The Maitland Valley Conservation Authority (MVCA) hired BC Hughes to complete an assessment and business analysis on the potential operational options for Falls Reserve Conservation Area. Understanding that the long-term strategic goal was to increase sustainable business practices and enhance occupancy rates for seasonal and short stay campers, the report ultimately provided recommendations surrounding increasing overall visitor numbers and options to make the site into a regional outdoor recreation attraction.
THE PROCESS
BC Hughes completed project research including market review, a SWOT analysis, trends, tourism data, stakeholder feedback, environmental scans, and competitive positioning. An environmental scan of competing and complementary facilities were completed, and an inventory and analysis of amenities, existing infrastructure, facilitates and competitive points of differentiation were documented. The analysis included redevelopment and enhancement concepts, and previous studies were undertaken, the market potential for Falls Reserve and capital infrastructure requirements.
THE OUTCOME
BC Hughes provided four strategic business options, which would aid in the MVCA’s decision-making process, complete with financial projections and conceptual landscape drawings (provided in partnership with Stempki Kelly and Associates).
